Aluri Rentals Move-Out Procedures
Thank you so much for renting with us! For those of you who will be leaving, please review the below information to help make your move-out process as smooth as possible! Please contact the office if you have any questions or if there is anything we can do to help. We wish you the best of luck on the next step of your journey!
Lease Termination Date: July 20, 2024. Although the vast majority of leases will end on July 20, please do your due diligence and review your exact lease or lease extension to find your move-out date and feel free to contact the office directly with any questions. Please make sure that keys are turned in by the lease end date and time! Tenants not moved out by this point will jeopardize their security deposit refunds.
Move-Out Cleaning Guidelines: As a reminder, you are required to leave your house/apartment empty and in clean condition. Cleaning issues as noted below will not be considered normal wear and tear. If the house/apartment is left unsatisfactorily cleaned or has trash or abandoned items left, appropriate charges will be deducted from your security deposit. This list is intended to help you as you clean your house/apartment and give you an idea of potential fees/deductions and should not be considered a comprehensive list or final authority. Turning in Keys: Please make sure all keys are turned into the OFFICE. We will not accept keys that are mailed without following the below procedure, keys handed to the owner or Aluri Rentals staff, or keys that are turned in after the lease expires. Tenants who turn in keys through unaccepted methods will be responsible for key replacement fees ($75 minimum). If turning in multiple keys (i.e. front/back door, bedroom, mailbox, laundry) please label the keys according using key tags provided at the office.
If you are unable to return keys in person during business hours, please place the keys in an envelop with your name and house/unit written on it and leave them in the drop box outside the leasing office. We strongly encourage tenants to turn in keys themselves when they move out and not leave them with a friend, roommate, etc.
If you are mailing keys, you will need to mail them using a padded envelope (cardbord or bubble wrap) and purchase mailing option that provides tracking. Please include a note inside detailing your name, Aluri Rentals house address or unit number, and what keys are being returned. Alert the office at the time of mailing so we can be on the lookout for your keys, and ensure that your tracking option ensures the keys will be received before your lease expires!
Move Out/Walk Through Process: Aluri Rentals staff will do a walk through after all keys have been turned in and everyone is fully moved out. Tenants are not required to be present for the move out check. We are not able to perform partial walkthroughs for tenants who move out early. If you are living in a house with multiple bedrooms, please leave a post-it note on the bedroom door indicating which tenant lived in which room so we can more accurately assess damage and cleaning charges (if any). Please note that all roommates are held equally responsible for common areas regardless of when move-outs take place.
Security Deposit Refunds: All security deposit refunds will be processed within 30 days of the termination of the lease agreement. The only exception to this would be in instances where a house/apartment is fully vacated, keys turned in, and we have done a walk through prior to the lease termination date. Don’t forget to leave us a forwarding address for your refund! You may do this through email (finance@alurirentals.com) or by filling out the form below.
Utilities: Utilities & water (if applicable) will need to stay on in the apartment at least 48 hours after the last tenant turns in their key to allow for time to transfer services. Should any items be left in the unit, utilities will need to stay on through the duration of the lease regardless of if someone is actively living in the unit. While you are welcome to increase/adjust the AC, please do NOT shut it completely off as doing so can cause mold/mildew to start forming.
Furniture Passed Between Outgoing/Incoming Tenants: Frequently when leases are passed on to groups of friends, it is convenient for all parties to sell or gift their furniture to the incoming tenants. Please note that if you make an arrangement like this, all of the proper procedures and paperwork must be in place signed by all interested parties.
Responsibilities of outgoing tenant(s): In order to leave furniture (either in your room or in the common rooms) an arrangement needs to be made with the incoming tenant whose name you will list on the permission form below. Once permission is granted by Aluri Rentals, you will be responsible at the time of move out to make sure that 1) all furniture items are moved to the center of the room and 2) all items are covered completely with a tarp, shower curtain, or sheet to allow Aluri Rentals staff to complete painting, repairs, and cleaning. Failure to property adhere to this will result in a charge of $75/room. Should there be items left that are not included on the furniture waiver, these items will be removed at the outgoing tenants expense.
Responsibilities of incoming tenant(s): By signing the furniture waiver, you agree that you have purchased or accept the furniture being left in the apartment and understand that Aluri Rentals cannot be held liable if when using due care, an item gets damaged during the painting/cleaning/repair process. If you would like to waive painting/cleaning/repairs in the rooms with furniture, you can let the staff know and we can put that on your form.
Process: Once permission is granted, a furniture waiver will be signed by the outgoing and incoming tenant. This completed form will be shared to all incoming residents and guarantors.
Utilities: Utilities must remain in the name of the current tenants and transferred directly to the incoming tenants regardless of occupancy dates. Failure to do so will result in fees.

July 15: Deadline to Sumbmit Permission Form ($50 Fee)
*NO PERMISSION FORMS WILL BE ACCEPTED AFTER JULY 15*
